The proposed development transforms a prominent intersection into a distinctive gateway. Replacing a previously bulky scheme, the design introduces a slender, lozenge-shaped tower (Part A) reaching 11 storeys plus a penthouse. The building follows a clear hierarchy, stepping down to parts B and C to scale appropriately with the street and reduce its visual impact along Dunstable Road. The facade utilizes high-quality stone, extensive glazing, and bronze-coloured metal cladding, avoiding an over-clad appearance while establishing a premium, warm aesthetic.
Environmental and ecological strategies are intrinsic to the architecture. The tower's curved stone grid facade provides natural shading to the south, while maximizing softer light from the fully glazed east and west elevations. Integrated thermodynamic or photovoltaic panels provide localized heating and hot water to the apartments, complemented by electronically controlled blinds for optimal thermal comfort.
The development heavily emphasizes biodiversity and resident well-being. Penthouses open onto green roofs featuring wildflower meadows and dedicated nesting areas for birds and bees. At the ground floor, raised planted beds buffer traffic noise, and a rear courtyard creates a quiet 'woodland dell' visible from the gym and reception. Additionally, a secure, separate northern garden is dedicated to older residents, ensuring accessible and peaceful outdoor amenity space.
