Sandbanks Masterplan

The Sandbanks Village Masterplan: Concept design and key issues report for public realm improvements (June 2025) outlines a strategic vision to transform Sandbanks Village—specifically the junction between Banks Road and Panorama Road—into a high-quality destination rather than a transit corridor. Commissioned by the Sandbanks Community Group and prepared by ECA, the masterplan aims to mitigate traffic congestion and enhance the area's sense of place for residents and visitors.  

The project, developed in collaboration with BCP Council and Urban Flow, is funded by the Neighbourhood Portion of the Community Infrastructure Levy (CIL). Current site conditions are described as car-dominated and inefficient, with a roundabout that creates significant traffic bottlenecks, particularly during peak summer months, and presents numerous safety barriers for pedestrians and cyclists.

Key objectives of the masterplan include:  

• Redefining the area's identity through placemaking and new gateways.  
• Calming traffic by reducing road widths and incorporating raised tables to signify pedestrian zones.
• Improving pedestrian and cycle safety by widening cycle routes and removing the inefficient roundabout.
• Enhancing commercial opportunities by providing better servicing areas and space for cafes and restaurants to extend their outdoor seating.  
• Improving biodiversity through new parklets and wildflower planting.  

The phased approach, discussed with BCP Officers, allows for flexible implementation as funding streams become available, ranging from low-cost "quick wins" like improved crossings and planting to comprehensive structural changes, such as new cycle hubs and mini-roundabouts.
