Located in the designated Wembley Growth Area, the Watkin Road project is a comprehensive mixed-use redevelopment. The scheme transforms a former industrial site into a vibrant community, proposing up to 580 residential units across six buildings ranging from 6 to 20 storeys in height. To complement the housing, the development incorporates 3,012 sqm of ground and first-floor commercial space, designed for retail, office, and leisure uses.
A key feature of the masterplan is the creation of a new, accessible public open space adjacent to the Wealdstone Brook, helping to restore the waterway and enhance local biodiversity. The architectural design is also carefully scaled and massed to preserve important views of Wembley Stadium. Furthermore, the project draws inspiration from the area's rich social history, paying homage to Sir Edward Watkin’s original 1894 vision for Wembley Park.
